Brief

The iconic Tauranga Hotel on site since 1930, was identified as highly earthquake prone necessitating its demolition. In its place, JWL Investments sought to develop an equally landmark building to play a part in the revitalisation of The Strand.

Overview

Veros development managed the project for JWL from the idea through to completion. The project maximised a tight corner site, with a three level landmark building comprising a restaurant, Lone Star, and two levels of modern boutique offices above, The Lofts.

Outcomes

The trigger to the build was the securing of a strong anchor tenant in the form of the Lone Star Restaurant chain, which occupies the entire ground floor and half of the first floor. The remaining 800 square metres is designed to be 2-3 office tenancies, with both floors including wide panoramic views across Tauranga Harbour.

The project objective was to create a bold statement on a high profile corner in the Tauranga City Centre. What was delivered is a 1,200sqm building, over three levels with a finely sculpted veranda and dramatic lines and striking elements such as a three story hollow column formed with metal straps ending with a two metre diameter flared capital.

Having successfully development managed the project from inception to completion, Veros now manages the commercial asset including the relationship with all tenants in the centre, leasing, building asset management and day-to-day site management.
