Project overview

Kinfields Village has evolved into an established neighbourhood centre for Rototuna North, bringing together retail, hospitality, health, fitness, professional services and community activity in one connected location.

Veros has worked alongside Kirkdale Investments as its development adviser since 2019, supporting the evolution of the village through multiple stages. Our role has been to connect the commercial, leasing, design, planning, engineering and construction workstreams, give the client clear visibility over the implications of key decisions and keep the development moving. That approach became particularly important during Stage 2.

The original consent provided for a two-storey retail and office development. As the market changed, leasing activity showed stronger demand for retail space and softer demand for offices. Rather than progressing a scheme that no longer reflected the market, the project team worked together to reshape the development into a single-storey retail offering.

Veros coordinated the development response and client decision-making, bringing together current leasing intelligence, design, planning, engineering, cost and construction advice. This allowed Kirkdale to understand the commercial and technical consequences of each option and make informed decisions without unnecessarily stopping the project.

The result was a viable development that responded to current demand while retaining the quality and architectural character established across the wider Kinfields Village.

Project outcomes

Stage 2 transformed a consented scheme that no longer reflected market demand into a viable, fully leased extension of Kinfields Village.

The team did that without simply stopping the project and starting again. Leasing feedback was brought into the design process while there was still time to respond. Early Contractor Involvement allowed buildability, cost and programme implications to be tested as the design evolved, while planning and engineering advice gave the client confidence about what could proceed.

That included commencing ground remediation before every aspect of the revised design and consent variation was final. By identifying the work that could proceed with confidence, the team protected the summer earthworks window while the remaining design and consenting work continued.

As tenant commitments increased during construction, the team also remained closely involved in the interface between the base build and individual fitouts. Structural, services and construction specialists reviewed tenant-driven changes such as service routes, kitchen requirements and building penetrations, helping businesses create spaces that worked operationally without compromising the underlying building or its warranties.

The base build was ultimately delivered three weeks ahead of programme and slightly under the revised single-level budget, with all nine units committed by completion. Eight businesses subsequently completed their fitouts and began operating across the new development.

For Kirkdale Investments, the outcome was more than a completed building. Stage 2 broadened the mix of hospitality, health, fitness, personal and professional services available at Kinfields and created a stronger, more active neighbourhood centre designed for long-term ownership
