The challenge

Rotorua Boys’ High School needed additional space to support its growing needs, specifically storage for the school hall and dedicated office space for senior staff. Without this expansion, the school would have struggled to meet the increasing demands of its student body and community. It was a small project in scale but significant in impact, ensuring the school could grow effectively without compromising function or heritage.

This was more than a standard extension. It was a time-critical, budget-constrained intervention. With fixed Ministry of Education funding, rising material costs, and pandemic-era volatility, success meant more than just completion. It meant sustaining the school’s momentum and protecting future outcomes.

Navigating Pressure Points

Like many projects during the Covid-19 pandemic, this addition faced rising material costs and significant supply chain uncertainty. For a Ministry of Education-funded project, maintaining a strict budget was non-negotiable. Delivering under these conditions demanded sharp coordination and fast, strategic decision-making.

  • Budget volatility: With costs escalating weekly, every procurement decision had to balance cost, quality, and speed without margin for error.
  • Site surprises: Undiscovered underground services emerged during site preparation, risking delay and redesign. Veros kept the project moving through real-time coordination between design and delivery teams.
  • Contractor constraints: Amid a tight construction market, securing reliable trades was no given. Veros activated its local network, engaging builders who brought urgency and pride to the work.

The biggest challenge was doing justice to a 97-year-old building — working around its quirks, preserving its architecture, and still delivering a fully modern, functional space under tight constraints.
