Project overview

Recent sustained growth in Palmerston North has resulted in a shortage of new housing and increased property prices. Veros was engaged by Palmerston North City Council to lead the delivery of Whakarongo Residential Subdivision, Tamakuku Terrace – a quality residential subdivision and associated amenity that reflects our commitment to good design, community engagement, and commerciality.

This comprehensively designed new housing development is located on the existing urban fringe of Whakarongo, 10 minutes east of the Palmerston North CBD. Veros took a full-service approach to the project and led all aspects of the development on behalf of the Council, bringing our private sector experience and commercial outlook to a public sector project.

Project outcomes

We were thrilled with our team’s approach to Tamakuku Terrace, and our urban design scheme plan and project strategy received the endorsement of the Palmerston North City Council’s property team. Drawing on the extensive
knowledge of our team, we were able to deliver an increase in the number of allotments yielded and an improvement in the quality of the saleable product, leading to a strong market response at sale time.

The presence of a large upstream stormwater catchment presented a major challenge to the development and posed a substantial risk of flooding. Through consultation with multiple stakeholders, including the Council, KiwiRail and adjacent landowners, the flood risk was mitigated by the design and construction of a sustainable, ecological stormwater solution – an approach favoured by the Council.

The existing farm drain was replaced with a series of native planted watercourses, rain gardens, and a central pond to slow stormwater runoff and improve water quality before it is discharged downstream. With over 11,000m² of native planted areas and more than 360 trees in Stage 1 of the development, Tamakuku Terrace will provide major ecological benefit and restoration to a previously dangerous and neglected watercourse and represents our commitment to developing long-term solutions that satisfy project stakeholders.
