Veros was brought on to help local iwi Pukeroa Oruawhata Group better utilise an underperforming land asset and generate jobs and economic development in Rotorua. After undertaking a comprehensive highest and best use assessment process, a large scale mixed-use retail offering was determined to be ideal use of the site.

Veros worked as Pukeroa Oruawhata’s trusted development managers to take this vision from idea to reality by developing a deliverable and staged masterplan, engaging with and negotiating with key tenants and leading all design and consenting processes. A key role of Veros was to overcome various fatal flaws and resource consent process was particularly challenging. Our development management team worked hard with consultants and council to navigate through a dated District Plan in order to enable the project to be consented. The result was a resource consent that enabled a variety of uses and provided certainty for the landowner and tenants. Veros also worked collaboratively with Waka Kotahi to deliver a convenient and safe traffic solution into the site with a new signalised intersection.
