Bringing a long-held vision for Te Awamutu to life.

Waipiko Landing is a thoughtfully planned residential neighbourhood bringing more than 500 new homes to Te Awamutu.

Set on land once farmed for 40 years by Len Hatwell and his late wife Joyce, the project is grounded in a clear and personal vision: to create an affordable, high-quality community where people feel proud to live.

That vision is now taking shape.

Stage 1 is complete, most homes are built, and residents have moved in. Stage 2 is now under construction, continuing the development of a neighbourhood designed around greenways, urban streams, parks, cycleways and a future local centre.

Veros was first approached in 2021 to help bring this vision to life. Since then, we have provided development management services across the project, guiding Waipiko Landing through consenting, detailed design, procurement, civil construction and staged delivery.

From farmland to a growing neighbourhood.

For Waipiko Landing, that has meant working closely with the landowner, project partners and delivery team to create a practical pathway from rural landholding to masterplanned neighbourhood.

Since 2022, the project has progressed through a challenging residential market, where cost escalation, funding conditions and buyer confidence have all required careful management. Through this period, experienced development management has been critical in maintaining momentum while protecting the quality and intent of the original vision.

Waipiko Landing is no longer just a plan on paper. It is a neighbourhood people are now calling home.

Stage 1 is complete, with most homes finished and residents moved in. Stage 2 is under construction, continuing the staged delivery of the wider neighbourhood.
