Opening a Christchurch office is a natural next step for Veros, but it is not where our South Island story begins. From Gore and Wānaka to Cromwell, Nelson and Lincoln, our work across the island is already showing the value of trusted relationships, clear thinking and practical delivery experience.
From Gore and Wānaka to Cromwell, Nelson and Lincoln, Veros is already supporting projects across the island in very different places, sectors and stages of delivery.
Some are private sector developments. Some are community projects. Some are tenancy and property advisory work. Some begin long before a project becomes visible to the market.
Many also sit within long-term client relationships, national portfolios and repeat engagements where trust has been built through doing the work properly.
That matters. Because good property and development advice is not just about turning up when a project is ready to go. It is about understanding the client, the context, the risks, the commercial drivers and the decisions that need to be made long before delivery begins.
Across the South Island, our work shows the breadth of what Veros does: testing feasibility, shaping delivery pathways, managing risk, coordinating people and keeping projects moving.
In Gore and Wānaka, Veros has supported Craigs Investment Partners with the delivery of two new office projects.
These are important local markets for Craigs, and each project needed to deliver more than a finished fitout. The brief was to create workplaces that feel consistent with the wider Craigs brand, work for the local team and be delivered with care, quality and attention to detail.
For Veros, that meant keeping the right people connected across design, procurement, construction, supplier coordination, occupation and close-out.
The Gore and Wānaka projects sit within a much broader relationship between Craigs and Veros. Across Aotearoa, Veros supports Craigs with tenancy portfolio management, strategic property advice and fitout delivery. That has included other office projects in locations such as Whangārei and Takapuna, as well as acting as client representative for the fitout of Craigs’ headquarters in Tauranga.
For a national business, consistency matters. Each location has its own team, market and delivery conditions, but the property decisions still need to align with the wider portfolio, brand and business strategy.
That is where Veros brings value: combining strategic tenancy and asset advisory with hands-on project management across multiple locations.
Wooing Tree Estate in Cromwell is one of those projects that shows what long-term development management really looks like.
Since 2019, Veros has helped lead the development of this masterplanned neighbourhood, built on the land that once housed the original Wooing Tree Vineyard.
From the beginning, the vision was bigger than creating sections. It was about creating a neighbourhood that felt like it belonged in Cromwell, with vineyard character, mountain views, walking and cycling connections, quality homes and places for people to gather.
That vision is now real.
Homes have been built. Residents have moved in. The Cellar Door + Kitchen is open. An early childhood centre is part of the community. Greenways and pedestrian connections now link the neighbourhood into the wider Cromwell area.
And now, only one section remains.
Wooing Tree Estate is different from the other examples because it shows the value of staying with a project over years, not weeks or months.
Long-term developments are shaped by hundreds of decisions: structure, staging, infrastructure, market timing, partnerships, sales, amenity, governance and the discipline to protect the original vision while adapting to real-world conditions.
For our team, Wooing Tree Estate is a proud example of long-term commitment, commercial discipline and practical delivery across a complex development journey.
In Nelson, Veros has supported the proposed new Nelson Surf Lifesaving Facility at Tāhunanui Beach.
This project is about more than a building. It is about water safety, volunteer capability, youth development, community wellbeing and creating a fit-for-purpose base for an essential service.
Tāhunanui Beach is one of Nelson’s most loved and heavily used coastal places, attracting families, locals, visitors and recreational users throughout the year. For a surf lifesaving club, that creates both responsibility and pressure. The facility needs to support patrols, training, equipment, volunteers and education in a way that works now and into the future.
Nelson Surf Lifesaving Club currently operates across multiple buildings and shipping containers, with facilities that are not fit for purpose. That creates real challenges for patrols, training, equipment storage, beach education and the club’s ability to grow its volunteer base.
Veros has worked with Nelson City Council and Nelson Surf Lifesaving Club through the feasibility phase, helping build a robust evidence base for the need, preferred location, facility spatial requirements, funding stack, ownership options, financial modelling, risks and next steps.
The proposed facility at Tāhunanui Beach is right-sized and futureproofed for the community, designed to support faster, simpler and more efficient delivery of surf lifesaving services.
This work builds on Veros’ longstanding relationship with Surf Life Saving New Zealand. Veros has completed a national assessment of surf lifesaving facilities and continues to work with Surf Life Saving New Zealand and local clubs across the country on different facility projects.
That national perspective matters. Every club has its own context, coastline, community, volunteer base and facility challenges, but the questions are often similar: what is needed, what is feasible, how will it be funded, who will own and operate it, and how can the project move from community need to delivery?
It is exactly the kind of project where early thinking matters most.
In Lincoln, Veros has supported Freedom Group with early-stage work for its proposed new lifestyle village on Springs Road.
Our role has included site identification, acquisition support and managing the due diligence phase.
Lincoln is part of one of Canterbury’s fastest-growing districts, with strong demand for housing choice, lifestyle options and well-located communities close to Christchurch. For Freedom, the proposed village forms part of its continued Canterbury growth, with Lincoln proposed as its third village in the region.
Veros’ work in Lincoln also forms part of a wider relationship with Freedom, supporting early-stage site identification opportunities across the country.
It is careful, front-end work that often happens well before a project is visible. But those early decisions matter. The right location needs to be tested. The risks need to be understood. The acquisition pathway needs to be managed. And the opportunity needs to stack up before time, capital and reputation are committed.

Different clients, different places, different types of projects. But the work behind them is consistent: test the opportunity, understand the risk, shape the pathway and keep the project moving.

Alan is a highly experienced development and project professional with more than 30 years’ experience across the property industry in New Zealand and the United Kingdom.
He has led large-scale residential, commercial and mixed-use developments from early acquisition through to delivery, working across both private and institutional environments. His experience spans master planning, project structuring, consenting, stakeholder engagement, financial oversight and delivery.
Based in Christchurch, Alan brings deep Canterbury market knowledge and a strong understanding of what it takes to turn land into places that work. He is known for navigating complex projects, aligning stakeholders and keeping a clear line of sight from strategy through to execution.
Alan’s work is grounded in strong commercial judgement, practical delivery experience and a calm, collaborative leadership style.
