Navigating Land Acquisition: Supporting Landowners Through Change
When public projects require private…
How a local project team came together to deliver one of the Bay of Plenty’s most ambitious headquarters builds and why they’re now being celebrated for it.
When a pioneering agritech company needed a headquarters that could power its next chapter of global growth, a group of trusted partners stepped up and raised the bar for collaboration in the Bay.
The Robotics Plus HQ project is now a finalist for Best Team at the 2025 Central Property People Awards, and for good reason.
Delivered in Tauriko Business Estate, the 4,175sqm development brought together landowner and developer Element IMF, visionary tenant Robotics Plus, design-and-build contractor iLine Construction, architects Wingates, leasing specialists Colliers, and project leaders Veros, who coordinated the team and shaped the delivery model.
This wasn’t a standard build and that’s exactly why it worked. From day one, we established a delivery model built on trust, transparency, and aligned ambition. Every partner brought their best and we brought it all together.

As the brief evolved, with Robotics Plus requiring more space, advanced R&D functionality, and smart technology infrastructure, the team adapted together. Design decisions were reworked midstream, specialist suppliers engaged, and cost pressures navigated without derailing the relationship or delivery.
Even when Cyclone Gabrielle disrupted the client’s operations in Hawke’s Bay, the team collectively hit pause, reassessed the programme, and picked things up with even stronger clarity and purpose.
The resulting HQ includes more than 2,000sqm of custom-designed office space, uniting Robotics Plus’ operations, R&D, and manufacturing teams under one roof for the first time.
It also sets a new precedent for what’s possible in regional centres. Consent was secured for a tailored commercial-industrial development, and the delivery approach. combining base build and tenant fitout under one contractor, created cost savings, design continuity, and a seamless outcome.
This project is proof that regional New Zealand can deliver at scale when collaboration, transparency, and shared ambition lead the way.
