Project overview

Rototuna Village is a thriving new town centre, a proven example of new generation neighbourhood centre design in provincial New Zealand. The vision of long-term landowners, Kirkdale Investments, Rototuna Village is the result of a decade of deliberate planning, investment and best practice development. The end result is a flourishing, modern village centre and urban environment on the northside of Hamilton.

The latest retail and commercial stage, comprising 2,296m² of mixed retail, hospitality, and commercial space, is a prominent gateway to the village and an anchor building to set the tone for quality, identity, and design for the remainder of the town centre. Rototuna Village is a comprehensively master-planned development, bringing together a symbiotic mix of local businesses and tenants, and in the true sense of the words, is a place where the people of Rototuna live, work, and play.

We were initially engaged to undertake Development Management services, which included providing a feasibility study and managing the leasing/marketing campaign that formed part of the Rototuna Village development. We reassured the client the centre would be a thriving, well-designed hub, with high levels of amenities and quality standards, while maintaining cost-effective development.

Before delivering the final concept design, the client engaged Veros to project manage and provide a suite of services throughout different stages of the project life cycle, including project programming, consultant team procurement, design management, cost management, risk management, contract management, contractor procurement, and construction monitoring.

Our ability to offer a full-service solution such as this streamlined the development process and simplified the client’s day-to-day involvement in the project because they could step back and trust Veros to deliver across the board.

Project outcomes

The role of the Rototuna Village is primarily to serve local needs. As a result, the scale of retail, office, and other commercial developments had to be controlled to ensure the centre functioned as a local focal point, while also complementing other, larger centres.

The Veros team worked closely with a range of tenants to ensure the buildings provided a seamless and successful business environment from day one. The 17 tenants, including the client Kirkdale and architect Byrne & Enright, are thrilled with the quality, community, and thriving business environment Veros was able to deliver.

To turn Kirkdale’s unique vision into reality, the project required a strong and diverse team of experts, with a passion for enhancing the city.
