We are thrilled to share that construction at Waipiko Landing, Te Awamutu’s newest residential neighbourhood, is rapidly taking shape. Construction works are on schedule to release titles for the first 40 sections by the end of 2024. Of this,21 sections are under contract with builders, and 3–4-bedroom house-and-land packages are due to be ready for new residents to move in from the middle of next year.

“It’s great to see construction in full swing,” comments Sean Haynes, Development Director at Veros. “Seeing the physical manifestation of everyone’s hard work is incredibly rewarding” says Haynes, who has led the project from its inception. “We have assembled a strong team and are really excited to see this neighbourhood begin to come to life”.  Working alongside Veros are the award-winning Strachan Group Architects and main contractor Dempsey Wood.

Originally a dairy farm owned by retired local farmer Len Hatwell, Waipiko Landing is envisioned as a high-quality neighbourhood that offers a variety of homes designed to appeal to a diverse mix of new residents. Positioned within walking distance of the town centre, it promises a lifestyle that many dream of – a tranquil community close to essential amenities yet tucked away in a serene environment. The first stage of the development features sections ranging in size from 325m2 to 650m2, with a further range of options planned for future stages.

Veros is the development manager overseeing the development and realisation of a shared vison. “Waipiko Landing has been deliberately designed to accommodate a variety of residents, including families, first home buyers and empty nesters.  We’re really eager to offer options for those from all walks of life, including providing the kind of lifestyle and amenity that attracts people who want to relax and connect with the outdoors” Haynes adds. To achieve this, the team have invested significantly in designing a subdivision that will include parks, cycleways, urban streams and green links, all fostering a close-knit community connected to its surroundings.

The name ‘Waipiko Landing’ combines elements reflective of its geographical and cultural significance. ‘Waipiko’ derives from ‘Wai’(water), and ‘Piko’ (bend), reflecting the sinuous journey of the Mangaohoi Stream as it winds through the landscape. ‘Landing’ symbolises a place of arrival and rest, echoing Te Awamutu’s historical significance as the endpoint of the navigable sections of the Waipā River and its tributaries.

By combining te reo Māori with English, ‘Waipiko Landing’ not only recognises the bi-cultural heritage of the community but also celebrates the rich history associated with the whenua of both cultures. This name reflects the hope that Waipiko Landing will be a cherished ‘landing place – a place to settle and call home.

Venture Developments is the first home builder to join the project, delivering 19 house and land packages plus a new show home within the initial stage. “It’s a pleasure to collaborate with a team known for their dedication to quality,” Haynes comments. “Venture Developments’ model aligns will with our vision for the neighbourhood, ensuring that we provide the best for our future residents.”

The remaining 19 sections in the first stage are available to other build partners or private purchasers who may prefer to select their own builders. “We have received strong enquiry for the remaining sections of our first stage product and are looking forward to a formal market release soon,” says Haynes. “Dave and the team from Strachan Group Architects have developed a set of design guidelines aimed  at simplifying  the design process while ensuring both cohesion and design freedom, allowing purchasers to easily plan their dream homes.”

The vision for Waipiko Landing, crafted by architect Dave Strachan of Strachan Group Architects (SGA), is to create a neighbourhood that not only meets the housing needs of a diverse community but also enhances the area’s natural beauty. who was awarded the Institute of Architects’ gold medal in 2020. Although now Auckland-based, Strachan was brought up in nearby Golf Road in Te Awamutu and even occasionally worked on the Hatwell’s farm.

“Returning to design a neighbourhood in the place where I grew up is a profound privilege,” says Strachan. “We are immensely proud of the masterplan we have developed in partnership with our project collaborators. This is more than just a housing development—it’s a community in the making.”
