Brief
Tauranga City Council engaged Veros to undertake a strategic land review of 1.5 hectares of land in Mt Maunganui. The land was home of the old Mt Maunganui Borough offices, parkland and the Mt Maunganui Library. The strategic land review was to determine the future of the substantial land holding and to deliver on the output of the review.
Overview
Veros undertook a strategic land review of the land. This included stakeholder engagement with the community, iwi, existing tenants and users of the parkland. Balancing the communities aspirations for the land, Veros undertook a highest and best use analysis to inform the appropriate uses for the site and determine the residual land value for the land.
The review recommended to retain the Mt Maunganui Library, retain and relocate the parkland, and to sell the surplus balance of the land. The successful sale for a record $10.35m, facilitated the purchase and development of the surplus land by iconic kiwifruit brand Zespri for their global headquarters.
Outcomes
The outcome of the project was the sale of surplus land that assisted Council in reducing debt, retaining valuable parkland for the local community, and retaining Zespri in the Bay of Plenty in a new $43m global headquarters. The outcome was described as a “win, win, win” by Deputy Mayor Kelvin Clout. The iconic building is the new home of the Zespri brand and is designed to future proof the business to support a booming kiwifruit industry.
