Project overview
This retail centre will cap the completion of a wider, comprehensive residential and commercial development in Papamoa. Anchoring the new Sandhurst Village community, James Village will provide local residents with the convenience of a walkable shopping precinct while creating a community feel.
Our client was intent on delivering a quality product that aligned with the local area and a design that differentiated it from other community retail offerings. The result is a modern, clever design that future-proofs the centre and offers flexibility to occupiers while keeping the door open for further stages of development.
James Village provides 1,100m² of community-oriented retail space, which currently includes eight retail tenancies. The retail spaces range from 60m² to 240m² and contain a diverse and exciting selection of food, beverage, and convenience retail.
This project is a shining example of how our team of experts successfully unlocked the extensive resource consent process to enable a large retail development on a residentially zoned block. Our expertise has ensured the creation of a long-term commercial asset for our client and a substantial retail opportunity for the local community who also remain connected to the land.
James Village is a benchmark project for the local area and another one of our projects we are proud to deliver. This project is underpinned by our team's ethos of successfully engaging and guiding this project through multiple service lines and providing a seamless end to end delivery for our client.

The retail centre will provide much-needed convenience for the community, creating a central hub and social environment for those living in the vicinity.
James Village is another project that has proved the value of the Veros point of difference. Our team was involved across several service lines throughout the life cycle of the development, from Development Management, Project Management, and now through to Asset Management, following the completion of the build.
Construction was completed on-time and within budget, and tenant fit-outs are now taking place. The first tenant, Blended Eatery, is already open for business.
