Project overview

Central Kids is an early childhood education and care provider, supporting Kiwi families all over the Central North Island from Mercury Bay, Whitianga to Turangi. Their portfolio includes 49 Kindergartens and 8 Early Learning Centres which are a mix between owned and leased premises. Central Kids contacted Veros who were engaged to look into the property aspects of their business so they could make informed decisions on how to optimise the Central Kids offering. Veros undertook:

A review of all the Central Kids property portfolio where the information was combined into one easily accessible database.
A comprehensive spatial analysis of the location of each of the Central Kids sites mapped against competitor kindergarten/childcare centres. All Central Kids locations and competitor were mapped on a custom interactive GIS map.
An investment plan to understand and prioritise property equity and expenses in terms of the allocation of limited funding.

Project outcomes

Like any organisation that has a large ageing property portfolio split across owned and leased premises, there was a real mix of ownership and lease structures and building condition issues. Veros undertook a deep dive into all Central Kids building and portfolio information and provided a practical solution with the property database and GIS map. As a result, Central Kids now have all the information assessed, organised, and collated in a central location to help them make informed decisions regarding their current and future property portfolio.
