Project overview

Bourn Brook is a modern master-planned residential development, delivering 125 new homes across 6 hectares of medium-density zoned land. 

Residing in the relatively new Hamilton suburb of Rototuna North, Bourn Brook is part of the Rototuna Structure Plan area. The structure plan provides for a unique consenting framework that sought to proactively guide the development of the urban environment. This approach to development aims to create a high-amenity greenfield suburb that provides more intensive development and provides residents with opportunities to live, work and play locally.

This has led to Bourn Brook being nestled between the Rototuna Sports Park, Rototuna High School, Summerset Retirement Village, and the Waikato Expressway. It is also within close proximity to the Rototuna Village shopping precinct and the new Council Library and swimming pool complexes currently under construction.

Project outcomes

The Bourn Brook masterplan creates a high amenity, liveable, medium-density residential community with a mix of housing types at differing densities with well-located pocket parks, a highly pedestrian and cycle-friendly street network, and seeks to maintain the current views out over Hamilton from the existing ridge for the public to enjoy.

While this development illustrates best practices for the effective delivery of an integrated master-planned community, it is the development’s unique approach to ensuring the delivery of positive housing outcomes that sets it apart. By integrating the developer-led design guidelines and design review process with Council’s planning guidance team within a unique consent structure, the development has been able to provide Council confidence of the design outcome and provide sufficient flexibility for build partners to respond to market demand and preferences.

This project has been fully pre-sold prior to the commencement of site earthworks and civil works, showing a strong underlying demand for quality medium-density housing in well-located areas of Hamilton.

Appointed as the Development Managers of Bourn Brook, Veros has led the delivery of this exciting, multifaceted development through consenting and procurement phases, including marketing and pre-sales through to completion.
